Study on Balanced Benchmark Land Price Based on the Regulation of Urban Classification Index

Abstract: In order to reflect the difference of urban space and the real change characteristics of benchmark land price, the author adopted comparative method, Delphi method and the weighted sum method to control the urban classification index, the same level towns were attributed to the same level and the variation range of different levels were determined, which realized the adjustment of towns and prices by indexes and levels. The results showed that in Xinxiang City, the first level town included Huixian City, Weihui City, Xinxiang County and Yanjin County and the second level town included Huojia County, Yuanyang County and Fengqiu County. In the first level towns, the first level land price for commercial and residential use were 890-1215 yuan/m2 and 650-880 yuan/m2 and the last level were 300-410 yuan/m2 and 260-350 yuan/m2. While in the second level towns, the first level land price for commercial and residential use were 750-840 yuan/m2 and 520- 575 yuan/m2 and the last level were 300-330 yuan/m2 and 220-250 yuan/m2. The price of the land used for the same purpose and of the same level was higher when the level of town was higher.
