Study on Urban Land Grading Based on the MapGIS Land Price System——Taking the Commercial Land in Dezhou City for Example

Abstract: To understand the quality and land use state of the urban land in Dezhou City thoroughly, as well as making a scientific support for the related government decision, this study selected the urban land of Dezhou City as the study area, used the Delphi Method to get the grading factor system and the weight of the factors for commercial use. By quantizing the grading factor layer in MapGIS6.7 as the rules in regulations for grading and classification on urban land, we could get the diffusion patterns, acting indexes and influence radiuses of grading figures at different ranks. Then set the cell size of urban land grading, the available passage points and passage lines of the barriers in the MapGIS Land Price System. Performed the diffusion of factors, calculated the total value of each cell and divided the ranks of urban land for commercial use based on the frequency histogram of total values of cells. By slightly amendment and adjustment, we could get the result of urban land grading for commercial use in Dezhou City. The results showed that, the land areas from the first to the fifth grades took the proportions of the whole study area as 2.82%, 11.08%, 15.70%, 31.93% and 38.47%, respectively. It showed a diffusion pattern from center to the outside and the Jinghu Railway, Cha River, Jingfu highway and Jian River tend to be the boundary of the land in different grades. Compared with the urban land grading results of commercial use in 2006, the land quantity improved a lot because of the increased investment to the economic development zone in the east and the construction of commercial facilities and infrastructural facilities in the whole city.
